Where We Lend: 25 Maine Markets, 10 Counties
Lighthouse Mortgage Group is a licensed Maine mortgage broker based at 107 Main St in Belfast. We arrange purchase, refinance, reverse and investor financing for property anywhere in Maine. The guides below cover the markets we are asked about most, and each one is written for that market rather than copied between them.
Why the Town Actually Changes the Loan
Maine is not one mortgage market. The median sale price in Cumberland County is more than three and a half times Aroostook County's, which decides whether a buyer needs jumbo financing or qualifies for a no-down-payment USDA loan on the same income. A pre-1940 building in Lewiston appraises on condition; a new subdivision house in Gorham does not. A converted mill condo in Biddeford may fail agency warrantability rules that a Falmouth colonial never encounters. Seasonal rental income on Sebago Lake or at York Beach is real money that conventional underwriting discounts and a DSCR loan can actually use.
Those are not marketing distinctions. They change which lender we send the file to, which program fits, and what you will be asked to document.
Maine Mortgage Guides by County
Each guide covers that market's price level against the county and state medians, the local employment and rental picture, and the financing questions that come up there most. Pick the one nearest your property.

Do Not See Your Town? We Still Lend There.
We are licensed for the whole state, and the guides above simply reflect where the volume is. Maine mortgage lending does not change at a town line - the same programs, the same rates and the same underwriting apply whether your property is in Camden or Caribou. If your town is not listed, call us anyway; it costs nothing to find out what you qualify for.
That is equally true of the smaller towns inside the counties covered above. Owners in the communities below finance through exactly the same lenders and programs described in these guides.
