Why the Town Actually Changes the Loan

Maine is not one mortgage market. The median sale price in Cumberland County is more than three and a half times Aroostook County's, which decides whether a buyer needs jumbo financing or qualifies for a no-down-payment USDA loan on the same income. A pre-1940 building in Lewiston appraises on condition; a new subdivision house in Gorham does not. A converted mill condo in Biddeford may fail agency warrantability rules that a Falmouth colonial never encounters. Seasonal rental income on Sebago Lake or at York Beach is real money that conventional underwriting discounts and a DSCR loan can actually use.

Those are not marketing distinctions. They change which lender we send the file to, which program fits, and what you will be asked to document.
