What Actually Happens, Step by Step

Most people have only a vague picture of the process between "I want to buy" and "I have keys". Here is the real sequence, with the parts that trip people up.

1. Pre-approval, not pre-qualification

A pre-qualification is an opinion based on what you tell us. A pre-approval means we have pulled credit, reviewed income and asset documentation, and run the file through automated underwriting. Sellers and their agents know the difference, and in a competitive situation the offer backed by a real pre-approval wins. Expect to provide pay stubs, two years of W-2s or tax returns, two months of bank statements, and photo ID.

2. Rate lock

Once you are under contract you can lock your rate for a set period. Locking protects you if rates rise and costs you if they fall. We will tell you what the lock periods and costs are rather than leaving it as a guess.

3. Appraisal and inspection - two different things

The appraisal is for the lender: it establishes that the property is worth what you are borrowing against. The inspection is for you: it tells you what is wrong with the house. They are separate, they cost separately, and you want both. On FHA and VA files the appraiser also checks minimum property standards, so condition issues can become conditions of the loan.

4. Underwriting and conditions

Underwriting almost always returns a list of conditions - a letter explaining a deposit, an updated statement, proof an old debt was paid. This is normal, not a warning sign. Answering conditions the same day is the single biggest thing you control in how fast you close.

5. Closing costs, including the Maine transfer tax

Maine charges a real estate transfer tax of $2.20 per $500 of value, or fraction of $500, split evenly - half the seller, half the buyer. For transfers on or after 1 November 2025, an additional $3.80 per $500 applies to the portion of value above $1,000,000. On top of that expect title work, recording fees, the appraisal, and prepaid property taxes and homeowners insurance. You receive a Loan Estimate early and a Closing Disclosure three business days before closing - read both, and ask us about anything that moved.

6. Closing

In Maine, closings are typically handled by a closing agent or attorney. You sign, funds are disbursed, and the deed and mortgage are recorded at the county registry. Thirty to forty-five days from contract to keys is normal for a clean conventional file.
